South End Business Park Completes Renovations; Announces over 21,000 SF in Transaction Volume

A new owner, new name, new leasing and management team, and new renovations have added up to notable success for South End Business Park, formerly 77 Corporate Park, at the corner of Clanton Road and South Tryon Street, directly adjacent to I-77.

Stockbridge Capital Group acquired the 13-building business park in mid-2015. After hiring Trinity Partners to handle leasing and management, the park began significant renovations including updating building facades, landscape and signage updates, and the implementation of a modern, on-site marketing center. Ongoing park improvements include parking lot resurfacing and additional signage updates.

In addition to park improvements, Trinity Partners is currently building pre-built suites ranging in size from 1,760 SF to 9,000 SF. Three are available for immediate occupancy and 13 are under construction, available this April.

The park, 33% occupied at acquisition, is now 43% occupied. Select transactions include:

Medspeed: 11,244SF at 3400-A St. Vardell Lane, represented by Kent Lamm with Sperry Van Ness/Percival Partners. South End Business Park’s proximity to I-77 and the hospitals and parking availability made it the best choice for Medspeed, a hospital courier service based in Elhhurst, IL.

Case Remodeling, a residential remodeling and design contractor, leased 4,019 SF at 3421-M St. Vardell Ln. South End Business Park offered more space in the right location for Case’s growing company.

Blair Roofing, a commercial roofing company, leased 1,600 SF at 3421-A St. Vardell Ln.

Boyd Ventures, furniture liquidators, leased 1,980 SF at 500-H Clanton Road.

“Since taking over the project, we’ve built some good momentum heading into this new year,” said Brick Bryant, Trinity Partners’ industrial broker. “It didn’t take long for the market to see how dedicated ownership was to the asset with the new improvements and pre-built suite opportunities. South End Business Park’s 13 buildings total 328,251 SF. Current tenants include the American Red Cross, Dress for Success, Fast Signs, StaffMasters, and Roots Food Truck.
