News Trinity Partners Leasing Update – 12/11/12

Downtown Charlotte
Bank of America Plaza
The building welcomes new tenant Dykema Gossett, a national law firm that recently signed a lease for 5,266 SF on the 25th floor. The firm, currently located in Bank of America Corporate Center, was represented by Patrick McCoy in the transaction. Law firm Hunton and Williams renewed their lease for 21,277 SF. Jim Thorp and Matt Bowen of Jones Lang LaSalle represented the tenant. Bank of America Plaza remains one of downtown Charlotte’s most iconic addresses, located at Trade and Tryon. SCOR Transamerica completed their move in this past summer, occupying over 150,000 SF of space. The building is working with Trinity Partners Project Management to upgrade the 28th floor common corridor and elevator lobby. The renovation includes modern, high-end finishes like frameless glass, sustainable wood, and stacked stone. Trinity Partners’ Rhea Greene handles leasing duties for the building, which is owned by Behringer Harvard.

Ally Center
Ally Center continues to welcome new tenants, including Navigant Consulting (16,956 SF / represented by Dan Fisk and Vern Anderson of UGL Services, Equis Operations), Pope Zeigler Law Firm (1,713 SF), Southeast Apartment Partners (2,370 SF / represented by Luke Daube of Piedmont Properties), Provident Funding Associates (3,184 SF / represented by Rob Settle of NAI Southern Real Estate), and Apartment Realty Advisors (3,512 SF / represented by Ben Speir with Cherry & Associates). Pionear recently expanded and now occupies 8,979 SF. The Class A, LEED Gold Certified office building is looking forward to the completion of neighboring Romare Bearden Park (Spring 2013) and the BB&T Ballpark (Spring 2014), and will complete its second phase of another 18,000 SF of pre-built office suites this month after successfully leasing the first phase’s 19,500 SF. Leah Bailey, SIOR, and John Ball handle the leasing for the building, owned by Trinity Capital Advisors and Principal Financial.

The Johnston Building
The historic Johnston Building continues to increase occupancy, welcoming several new tenants and celebrating Montreat College’s grand opening. The classic building offers small and large tenants unfettered access to both Charlotte’s downtown business and cultural districts with its ideal location at 212 South Tryon.

New tenants include Genesis10 (5,791 SF / represented by Brian Brtalik with Cushman Wakefield | Thalhimer), Goebelt Insurance Services (260 SF), Schwaba Law Firm (929 SF), Joyce Engineering (585 SF), Salon of Evidence (695 SF) and Bogey at 18 Golf Shop (591 SF). Major, Lindsey & Africa renewed and expanded into 2,393 SF (represented by Cassidy Turley’s David Dorsch) and The Eliassen Group renewed their lease as well. The building’s flurry of activity, coupled with Montreat College’s 14,692 SF relocation to the building (represented by Tripp Guin with Tripp Commercial), puts the building at 86% occupancy, its highest occupancy in four years. Leah Bailey, SIOR, and John Ball handle the leasing for 212 South Tryon Limited Partnership, the building’s owner.

HWY 51 – Ballantyne Area
Toringdon Office Park
Toringdon 8 welcomes a new tenant, Baker Law. The firm leased 3,187 SF in the Class A building. Bryan White of Jones Lang LaSalle represented the tenant. Ally Bank renewed the lease for their 26,383 SF of space in Toringdon 1 and was represented by Nick Jacobs (Pittsburgh) and Matt Bowen (Charlotte) of Jones Lang LaSalle in the transaction. Trinity Partners leases and manages four buildings in the six building office park: Toringdon 1, 2, 6, and 8. Rhea Greene and Jennifer Kurz handle the leasing for the four buildings. Toringdon 1, 2, 6, and 8 are owned by a joint venture between Trinity Capital, Stockbridge, and Madison Realty Capital.

SouthPark
Wells Fargo expanded by 1,954 SF in Rexford II (owned by Wells Real Estate Funds), and The Roxborough Building (owned by The Lionstone Group) leased an additional 3,110 SF to Corporate Benefit Advisors. That expansion puts Roxborough at 100% occupancy. Trinity Partners’ Rhea Greene handles the leasing for both buildings.

Three South Executive Park has renewed and expanded its largest tenant, Wyndham Capital Mortgage, who now occupy 20,998 SF. Ben Speir of Cherry & Associates represented the tenant in the deal, and Leah Bailey, SIOR represents the building’s owner, DG Delaware.

Concord

Edison Square, a mixed-use office and retail center located in Concord, leased 1,532 SF to Highland Creek Chiropractic. Trinity Partners’ William Maxwell handles the leasing duties for the property. Edison Square is owned by Trinity Capital Advisors.
