News Trinity Partners Fall Deal Sheet

Arbon Equipment Group Purchases 23,500 SF Building: Terry Brennan represented Arbon Equipment Group in the purchase of 14100 South Lakes Drive in South Point Business Park. The company, a distributor of loading dock equipment and high-speed power doors, outgrew its current space at Coffey Creek Business Park, and will renovate the building before occupying in first quarter 2014. The 23,500 SF free-standing building was formerly occupied by Sound Choice. Rob Speir of Colliers International represented the seller, West End 2976 REO. This was the first real estate acquisition for any of Arbon’s North American locations. The company initially began scouting potential build-to-suit sites, but when 14100 South Lakes Drive became available, they quickly took advantage of the opportunity and purchased the building.
Trinity Partners’ William Maxwell represented the landlords in the following transactions:
- JO King renewed their lease in 8041 Arrowridge for 4,860 SF.
- Integrity Heating and Cooling renewed 2,210 SF in 9115 Old Statesville Road, and the building is currently 92% leased.
- Sears Home Improvement Products renewed 11,565 SF at 8301 Arrowridge. The building remains 100% leased.

Monarch Mortgage is Three South Executive Park’s newest tenant, leasing 2,651 SF on the building’s third floor. Trinity Partners’ Leah Bailey, SIOR, represented the landlord, DG Delaware, and John Hadley of The Nichols Company represented the tenant.
Intelligent Buildings leased 3,248 SF of space at 6201 Fairview, represented by Kenny Smith with New South Properties.
Wastequip renewed and expanded into 3,108 SF in the Morrison Building, represented by Dan Woodley with Cushman Wakefield | Thalhimer.
CBA renewed and expanded into 16,034 SF in The Roxborough Building, represented by Chase Monroe and Jim Thorp with Jones Lang LaSalle. Trinity Partners’ Rhea Greene represented the landlord, The Lionstone Group, who owns all three buildings.
DMC renewed their lease for 5,009 SF in Rexford Park II. Rhea Greene represented the landlord, Greenstreet Real Estate Partners, in all three transactions.
EMC renewed and expanded at Three Resource Square in the University submarket, with an additional 3,837 SF of space for a total of 22,131 SF. Cresa’s Mark Ayers represented the tenant, and Trinity Partners’ Leah Bailey, SIOR represented the landlord, Daymark Realty Advisors.
Marsh & McLennan renewed its 2,386 SF lease at Toringdon 1, represented by Caldwell Rose with NAI Southern Real Estate. Jennifer Kurz and Rhea Greene represented the landlord, an ownership group led by Trinity Capital Advisors.
