Steel Yard South End Lands and Renews Tenants; Luciano’s Restaurant Opens
Trinity Partners’ Rhea Greene has been busy at South End’s Steel Yard, with four transactions in the property’s Tomkins Toolworx building. Two tenants expanded: Gazelles Systems with 2,143 SF (represented by Jones Lang LaSalle’s Louis Stephens), and ReachLocal expanded into 3,404 SF (represented by Percival McGuire’s Kent Lamm). New tenants include Katalyst Network Group, who recently signed a lease for 2,942 SF within the building, and Mango Global Holdings leasing 2,554 SF (represented by The Knox Group’s Charles Knox). Greene and Kurz handle Steel Yard’s leasing duties on behalf of its owners, Trinity Capital Advisors and Urdang.

Steel Yard is also happy to congratulate Luciano’s Ristorante Italiano on their grand opening. The full-service restaurant opened last week, serving hand-crafted Italian favorites and their signature brick-oven Neapolitan pizzas for lunch and dinner, Monday through Sunday.

CNA Insurance Signs Lease at Toringdon 1
Greene and Jennifer Kurz also recently completed a lease for CNA Insurance at Toringdon 1 for 6,034 SF. Trinity Partners’ Project Management team is managing the tenant upfit on behalf of the landlord.

Smith Moore Leatherwood Renews at 101 Independence
Smith Moore Leatherwood signed a new lease for 15,753 SF at 101 Independence Center in Charlotte’s center city, at Trade and Tryon. John Moore and Rob Hinton of CBRE represented the tenant in the transaction. Trinity Partners’ Rhea Greene and Jennifer Kurz represented 101’s landlord, Gramercy Property Trust.

Croft Station now 100% Leased
Trinity Partners’ William Maxwell has leased the last remaining space at Croft Station, a 40,250 SF industrial building at 9115 Old Statesville Road in north Charlotte. Farmer Bros. Co., a manufacturer, wholesaler, and distributor of coffee, tea and culinary products leased 3,300 SF in the building, represented by Karen Mankowski of Newmark Grubb Knight Frank. Additionally, JTS Solutions leased 2,210 SF. Maxwell represented the landlord in both transactions.

Just Fresh Opens in Ally Center
Trinity Partners’ Project Management and Construction Services Team recently completed the Just Fresh upfit in downtown’s Ally Center. The fast-casual restaurant opened in late April, bringing the number of restaurants in the Class A office asset to three (including Hasaki Grill and American Roadside Burgers).

Construction Services Completes Multiple Projects, Preps for a Busy Summer
In addition to the recent Just Fresh upfit, Trinity Partners’ Director of Construction Services Randy Gonyea and his team completed custom clothier Tom James’s upfit at 1927 S. Tryon Street (in collaboration with our Project Management team). Gonyea is looking forward to a busy summer, with several projects lined up, including Steel Yard’s Katalyst and Gazelles tenant upfits.
