News Stockbridge Purchases Additional Parcel at South End Business Park, Former Home to Motel 7
Stockbridge Capital Group has acquired 2.2 acres of land at South End Business Park, formerly home to Motel 7, which was recently demolished to prepare for additional development opportunities. (Watch a time-lapse video of the demolition here)
“This parcel acquisition allows us to offer a true destination, business park setting,” noted Gary Hunter, asset manager with Stockbridge. “We’re extremely pleased with the park’s renovations and improvements, and look forward to continued success and growth in such a dynamic area of the city.”
South End Business Park, formerly 77 Corporate Park, is a 13-building office-flex park in lower South End at the corner of Clanton and Tryon. Since acquiring the park last summer, Stockbridge has invested in significant renovations and improvements, including rebranding the park, updating building facades, landscaping, and signage, and parking lot resurfacing. The Park recently completed several pre-built suites, available for immediate occupancy. The Park, 33% leased at acquisition, is now 48% leased.
“The past year has been transformative for South End Business Park,” noted Brick Bryant, broker at Trinity Partners. “The Park has a broad appeal across all types of businesses, whether they are service companies or have a heavy office component. We’re in a great location at an affordable price point, with immediate access to I-77 and downtown. As parking and efficiency become more and more important, companies are looking for value without sacrificing amenities and access for their employees.”
Current availabilities at the park range from an entire building (37,000 SF) to smaller office suites (1,700 SF). Available land for development now totals 11.7 acres, with three parcels available for development (2.2 acres, 6.5 acres, and 3 acres).
