News Historic Columbia Recognizes Redevelopment at 1324 Richland Street with Revitalization Award

May 20, 2025

Columbia, South Carolina – May 20, 2025, Trinity Partners is proud to celebrate the recognition of its client’s historic redevelopment project at 1324 Richland Street, which has received a 2025 Revitalization Award from Historic Columbia’s Preservation Awards Committee. The award honors the Alexander Azar Foundation for their successful revitalization of the downtown property while preserving its architectural character and historical significance.

As part of this notable redevelopment, Trinity Partners successfully leased 1,926 square feet of brand-new office space to Vital Connections of the Midlands, a nonprofit organization dedicated to early childhood development and family support services. The lease was finalized in Q4 of 2024, with the organization officially occupying the space at the end of the year.

William Mills, Roger Winn, SIOR, and Meredith Rhodes of Trinity Partners represented the Alexander Azar Foundation in the transaction.

“Trinity Partners is proud to have represented the landlord in bringing Vital Connections of the Midlands to 1324 Richland Street—a thoughtfully designed redevelopment that honors Columbia’s architectural heritage while serving a meaningful community purpose,” said Meredith Rhodes. “The recognition from Columbia’s Historic Preservation awards is incredibly well-deserved, and a testament to the care and vision that went into recreating this Edwardian-era home with both historical integrity and modern functionality.”

Vital Connections selected the location due to its proximity to its customer base and nearby partner organizations, supporting their goal of making services more accessible to Midlands families. As the first tenants in this newly constructed office space, no additional improvements were required.

This announcement underscores the power of thoughtful redevelopment in Columbia’s urban core—and the lasting impact such projects have when paired with tenants who are deeply invested in the community.
