News Heritage Properties Hires Trinity Partners to Pre-Lease Raleigh’s One Glenwood
Trinity Partners is pleased to announce our latest office leasing assignment, Raleigh’s One Glenwood, developed by Heritage Properties. The $75-million Class-A office building totals 224,500 SF including 15,000 SF of retail space on the ground floor.
Baltimore’s Heritage Properties carefully considered the design of One Glenwood, taking advantage of the unique location by providing sweeping views of downtown Raleigh and unmatched signage opportunities for potential tenants. Located at Hillsborough Street and Glenwood Avenue, the development sits at one of the city’s highest elevations, surrounded by amenities and connecting two of Raleigh’s burgeoning downtown areas: the warehouse district and Glenwood South.
“One Glenwood is a refreshing break from the norm, already attracting interest from the new-generation tenant base, who demand a mix of in-house amenities, outdoor spaces, creative architecture, and neighborhood walkability,” said William Allen, Partner and Director of Leasing at Trinity Partners. “With arguably the best mix of nearby amenities offered by Glenwood South, Hillsborough Street, Downtown, and the Warehouse District, this is truly a unique location. And because of One Glenwood’s topography, it overlooks Downtown and Union Station, providing one of the city’s most enviable signage opportunities at one of our most well-known intersections.”
The 10-story building features a roof terrace, sky lounge, and fitness center with locker rooms for exclusive tenant use. Tenants can design their offices based on their specific needs with open, efficient floorplates, and glass curtain walls allow for abundant natural light and views from every floor. Additional features include a 680-space on-site parking garage (owned and operated by One Glenwood), an option to add additional structured parking, a 28-foot double-story lobby with security desk, sustainable and efficient operating systems (One Glenwood is targeting LEED Gold certification), and an abundance of modern, natural materials like wood, concrete, and glass.
Ryan Blair, Vice President of Development and Acquisitions at Heritage Properties, is looking forward to the firm’s second Raleigh project. Prior to joining Heritage Properties, Blair graduated from North Carolina State University, worked at John R. McAdams Engineering, and obtained his master’s degree from Duke University. “Our firm is very excited to develop a modern, state-of-the-art office building in one of the most prominent locations in Raleigh. The design is one of a kind, and will incorporate features that not only provide tenants an efficient office space, but will also provide their employees a convenient lifestyle and vibrant work environment.” said Blair. “Interest in the project has exceeded our expectations, and we are thrilled to be able to provide a destination for the entire community to utilize and enjoy.”
