News First Horizon to Relocate Charlotte Hub to 110 East
110 East (the “Property”), South End’s newest Class A+ office building, is pleased to announce its latest transaction. First Horizon, a leading regional financial services company, has leased the top three floors, totaling 88,167 square feet. The firm will consolidate two offices to the fully redeveloped property, with expected occupancy in the first half of 2026.
First Horizon will be the Property’s largest tenant, bringing the tower to nearly 70% occupancy. 110 East has experienced significant leasing momentum this year, recently announcing over 237,000 square feet of transactions with high quality tenants that include Coinbase, SPAR Media, and SouthState Bank.
“We are excited to welcome First Horizon to 110 East as the Property’s anchor tenant,” said Matt Knisely, Managing Director at Shorenstein, which owns the Property in joint venture with Stiles. “With a fast-growing team, First Horizon recognizes precisely what we developed the property to be – a destination office tower intended to attract top talent, with amenities that are responsive to the modern workplace and the vibrancy of the South End neighborhood.”
Bradley Rice with Fischer CRE worked with First Horizon’s Tina Fullard and Joanna Britt on lease negotiations. Rhea Greene, Jennifer Kurz, and John Hannon with Trinity Partners represented the landlord.
“110 East checks all the boxes when it comes to what companies are looking for,” said Greene, Managing Partner at Trinity Partners. “Ownership’s thoughtful design, building quality and service, and amenity experience in South End’s most compelling location is one of the market’s most complete and meaningful work experiences. The building’s leasing success is proof of that, and current tour activity and interest show no signs of slowing down.”
110 East’s tenants benefit from its exceptional location and amenities that make it the location of choice for the region’s top talent. Recent developments include welcoming The Iberian Pig, a modern Spanish tapas restaurant and bar from the award-winning Castellucci Hospitality Group. Currently under construction, it anchors 110 East’s ground-floor retail with 4,600 square feet along the LYNX East/West Station Platform.
The office tower’s delivery marks the first phase of a broader redevelopment plan to transform 1.2 acres at South and East Boulevard into a walkable destination for office, retail, and dining. The Jones Building at 1820 South Boulevard (formerly home to Tupelo Honey) is also undergoing restoration and expected to be delivered this fall.
