Construction begins on South End’s 2825 South office and retail development

Charlotte, NC – November 10, 2021 – Marsh Properties and Aston Properties have announced the kickoff for construction of 2825 South, a six-story, Class-A office, and retail building in South End. Site work begins this month, and the building will be ready for tenant upfits in spring 2023.

The development is located on South Boulevard at Elmhurst and Marsh Roads and totals more than 138,000 SF with approximately 20,000 SF of ground-level space available for retail and restaurants. Four floors of office space sit atop a structured parking deck, allowing for gorgeous city views from the building’s corner balconies and floor-to-ceiling windows. The development also offers naming and highly visible signage opportunities for major tenants in South End, the region’s most popular live-work-play destination.

In addition to developing and handling retail leasing for the project, Aston Properties will occupy 10,000 SF of office space at 2825 South. The project’s general contractor, Samet Corporation, has leased 15,000 SF, leaving 93,000 SF of office space available. The building’s flexible floorplates can accommodate both full-floor and multi-tenant scenarios.

LS3P, the building’s architect, designed 2825 South to speak to current and future work trends. Building features include:

2825 South’s ground-level retail features signature restaurant space with indoor and outdoor seating, prominent visibility along South Boulevard, and convenient pedestrian access. Prospective retailers will also benefit from the office tenancy that will provide an on-site customer base.
