CHARLOTTE, N.C. – [July 20, 2026] – Trinity Partners, one of the Southeast’s leading commercial real estate firms, is pleased to announce the sale of Arrowridge Business Park, a four-building small-bay industrial park in Charlotte, North Carolina, on behalf of Cabot Properties.

Totaling approximately 194,560 rentable square feet, the Property is 97% occupied by an appealing mix of regional and national tenants, many of which are long-term occupants of the Property. Arrowridge Business Park is located at 8041, 8107, 8227 and 8301 Arrowridge Boulevard, adjacent to Interstate 77 in the highly desirable State Line industrial submarket.

The transaction marks Trinity Partners’ third sale of Arrowridge Business Park. The firm previously sold the Property in 2014 on behalf of a private owner to Medalist Capital and later represented Medalist Capital in its sale to an affiliate of WHI and Childress Klein Properties. Trinity’s service lines have been engaged at the Property off and on since 2008. Trinity Partners has also been hired by the buyer, Adler Real Estate Partners, to lease the project moving forward.

The acquisition adds to Adler’s growing Charlotte portfolio that includes office and light industrial assets. Trinity Partners’ Bill Wood handles the leasing for Adler’s light industrial portfolio, totaling over 850,000 SF across Harris Corners Corporate Center (124,817 SF), Northcross Center (80,000 SF), Park Huntersville (200,279 SF), Perimeter Woods Business Park (313,483 SF), and South Point Business Park (140,071 SF).

“We’ve had a relationship with Arrowridge Business Park for nearly two decades, dating back to 2008, and that long history gives us a deep understanding of what makes this asset perform,” said Dunn Mileham, Partner, Trinity Partners. “The Property has maintained strong historical occupancy, and its location is hard to beat for small bay industrial. Few sites in the region offer this combination of functionality and access, and it continues to attract tenants who want to stay for the long term.”
Dunn Mileham, Partner, David Morris, Divisional Partner, and Eric Jennings, Associate, with Trinity Partners represented Cabot Properties in the transaction.
