News 2825 South inks close to 25,000 SF of office space across three new tenants

2825 South, a boutique office and retail building in South End, has leased 24,782 square feet of space to three new tenants.


Adhesion Wealth Advisor Solutions (“Adhesion”), a subsidiary of AssetMark Financial Holdings, Inc and a leading provider of wealth management solutions for financial advisors, has leased 13,350 square feet of space on the 5th floor. Patrick McCoy and Jack Glasgow with Newmark represented Adhesion in the deal.


LoanBoss, a commercial real estate debt management software firm, has leased 7,459 square feet on the 4th floor, represented by Christianna Williams and Zach McLaren with Cresa.


Charter Properties, a multi-family real estate investment, development, and management firm, has leased 3,973 square feet on the 4th floor. Stephen Woodard with Thrift CRES represented the tenant.

2825 South is a six-story, Class-A office, and retail building on South Boulevard at Elmhurst and Marsh Roads and totals more than 138,000 SF. Four floors of office space sit atop a structured parking deck, allowing for gorgeous city views from the building’s corner balconies and floor-to-ceiling windows. Current tenants include Aston Properties and Samet Construction.

Ownership is delivering four spec suites ranging from 2,696 square feet to 6,602 square feet in Q1 2025. The original program included five spec suites, but Charter Properties leased one prior to its completion. “Charter Properties is a perfect example of how the market continues to support the demand for spec suites,” noted Greene. “Our spec suite program’s diverse range of sizes, layouts, and market-leading finish plans puts us in a great position to meet that demand.”

The building, developed by Marsh Properties and Aston Properties, is a part of Marsh’s Sedgefield redevelopment, which includes the popular Sedgefield Shopping center directly across from 2825 South and home to Harris Teeter, The Waterman, and Core 704 Pilates Studio. It’s position along South Boulevard at Marsh and Elmhurst Roads allows tenants easy access to Uptown, I-77, and South Charlotte, avoiding common traffic hotspots.
