One Glenwood project announces boutique hotel, raises more than $40,000 for Rebuilding Together of the Triangle at kick-off event

Official ground-breaking ceremonies were held for Downtown Raleigh’s One Glenwood development project, anchored by a 227,500 SF Class-A office tower. Developers Heritage Properties, Inc. announced One Glenwood’s planned hotel, Origin Hotel, a 126-key boutique hotel slated to open in 2019.

The Origin Hotel’s interior will be designed around celebrating Raleigh’s modern-day feel and vibrant communities. The hotel’s property will include a communal lobby complete with a full restaurant and wine bar, as well as a juice and coffee bar, and meeting space.

“We are eager to join One Glenwood and become part of this special community,” said Walker Thrash, Partner at The Thrash Group, who is developing the hotel. “Origin Hotel will incorporate elements that complement the aesthetic of the region and celebrate the surrounding culture.

The Raleigh hotel will be the third outpost for the Origin brand. The first, Origin Red Rocks, is in Golden, Colorado, and is expected to open summer 2018. The boutique hotel brand promotes an experience-driven lifestyle, with a passion for local culture. In addition to the Raleigh hotel itself, guests can enjoy ultimate amenities when they step out the front door into Glenwood South, the Warehouse District, and into One Glenwood, a walkable, vibrant mixed-use destination.

In addition to the hotel announcement, Heritage Properties revealed its partnership with Rebuilding Together of the Triangle, a project to improve the homes and livelihood of homeowners in the Wake, Durham, Orange, and Chatham counties. At the event, Heritage Properties presented Rebuilding Together of the Triangle with a donation of $10,000 and a pledge to match donations, inspiring numerous other teams involved with the One Glenwood project to join in, resulting in a grand total of $40,000 raised at the event for the nonprofit organization.

“In an effort to assist the elderly and underprivileged in repairing and restoring their homes, Heritage Properties, Inc. has announced that this will be an ongoing relationship with Rebuilding Together of the Triangle and that they will match an additional $10,000 over the duration of the construction of the One Glenwood Project”, said Ryan Blair, Vice President of Heritage Properties, Inc.

The $86-million, 10-story office development will soon be home to shared office provider WeWork, who is taking 81,032 SF. SEPI Engineering & Construction, a fully-integrated engineering and design firm, was One Glenwood’s second leasing commitment. SEPI will occupy the entire sixth floor – a 26,000 SF agreement – taking the total leased space to more than 100,000 SF. The development has more than 120,000 SF remaining for lease.

The One Glenwood team consists of Trinity Partners’ William Allen and Alex Dunn handling the office leasing on behalf of Heritage Properties, JDavis Architects as the architect, McAdams Engineering as the civil engineer, and The Thrash Group as developer of Origin Hotel. Whiting Turner Construction Company serves as the general contractor, CBRE handles retail leasing, and financing is provided by Citizens Bank and M&T Bank. The hotel property will be managed by the Boutique and Lifestyle division of Louisville-based Schulte Hospitality Group, a division of Schulte Companies.
