Morrisville, NC – Trinity Partners is pleased to announce the latest tenant for Morrisville’s Perimeter Park. Microsoft Corporation has signed a lease for 39,257 SF, the entire second floor at Perimeter 4, the newest Class-A office building in the 21-building office park. The firm’s target occupancy date is November 2016. John Kelly of Foundry Commercial and Jeff Stephens with Cushman and Wakefield represented the tenant.

“We’re honored that Microsoft chose Perimeter Park,” said William Allen, Director of Office Leasing at Trinity Partners. “It validates our belief that Perimeter Park provides the ideal balance of product, amenities, and innovative culture that companies like Microsoft value.”

Perimeter Park boasts a diverse group of top-tier companies including Lenovo, Oracle, Credit Suisse, Teleflex Medical, ChannelAdvisor, Fujifilm, SciQuest, MaxPoint Interactive, Novella Clinical, and TrialCard. Owned by a joint venture between Trinity Capital Advisors, Starwood Capital, and Vanderbilt Partners, the Park features 21 buildings ranging from flex to Class-A office space, with over 700,000 SF of build-to-suit space available. Ownership has begun architectural and engineering design for Perimeter Five, the next building for development, immediately adjacent to the cluster of existing Class-A buildings, Perimeter One through Four.

“As our market tightens, Perimeter Park consistently attracts high-caliber tenants like Microsoft,” said Jeff Sheehan, Partner at Trinity Capital Advisors. “It’s important for us to continue the Park’s momentum with plans for future development. Our focus is on Perimeter Five and improving the Park’s amenity base for both current and future tenants.”

Ownership recently announced additional amenities at the Park, including over 7,000 SF of space at Perimeter Four that includes a state-of-the-art fitness center, café serving Starbucks, breakfast, and lunch, and additional meeting and gathering space. The new amenity space will be open this summer.
