A 53,811 square foot flex-industrial property located in the State Line industrial submarket in Charlotte, North Carolina, has officially sold to an entity affiliated with Denholtz Properties, Trinity Partners is pleased to announce. Dunn Mileham, David Morris, Bill Wood, and Macon Lovelace of Trinity Partners handled the transaction on behalf of the seller, Brabham Oil Company, Inc., a private investor based in Columbia, South Carolina.

At the time of sale, the property was 100% occupied by three tenants. “9201 Forsyth Park Drive has performed exceptionally well over the recent past, as demand for quality flex/industrial space remains robust and occupancy, particularly in the State Line submarket, continues to track at near-historic low levels,” said Dunn Mileham, Division Partner, Investment Sales at Trinity Partners.

After purchasing the properties in 2018, Brabham Oil Company, Inc. with the help of Trinity Partners’ property management and leasing team executed a plan to improve the overall operation of the asset to maximize yield and to capitalize on growth surrounding the property’s high-quality location off Westinghouse Boulevard in Charlotte. Access to major interstates, including I-77, I-485, and Highway 49, in the Charlotte MSA’s largest industrial submarket coupled with the functionality of the asset position the property for continued growth and excellent performance.
