Swinerton Builders signs lease at FreeMoreWest's Station West

Station West, an adaptive reuse office and retail development located at 901 & 919 Berryhill Road in Charlotte’s FreeMoreWest, announces its newest tenant, Swinerton Builders, a nationally recognized commercial construction group. Swinerton has leased 6,935 SF in the 901 Berryhill Rd. innovative mixed-use building.

Ross Howard, Senior Vice President at JLL, represented Swinerton in the transaction. Trinity Partners’ Rhea Greene and Chase Merkel represented the owner and landlord, Blue Jay Investments.

The Mixing Yard, the paved and grassed area connecting 901 and 919 Berryhill Road, will serve as a communal outdoor tenant space that can be activated by tenants or the public. The outdoor space features terraced seating, a food truck zone, adaptable furniture to accommodate different types of groups and events, and views of the neighboring concrete plant and downtown Charlotte. Along with the property’s outdoor space, a multi-purpose activity space is located in the 919 Berryhill Rd. building that can be rented for events.

The FreeMoreWest submarket has become a hot spot for redevelopments and major tenants occupying them, like one of Charlotte’s largest marketing firms, Wray Ward, leasing 38,000 SF at 2317 Thrift Road. The area has also recently seen an upswing of retail and other commercial activity. Traust Brewing Co., a Nordic-themed brewery, signed a 10,600 SF lease at 2215 Thrift Road, across from Lucky Dog Bark and Brew, and on the same street opened Summit Seltzer, the city’s first craft seltzery. On Freedom Drive, restaurateur Jim Noble opened Noble Smoke and Bossy Beulah’s, and nearby on Tuckaseegee Road is local favorite, Lulu’s Chicken and Seafood. Hygge Coworking also recently opened its largest office on Jay Street.

Current tenants at Station West include Delectables by Holly (full-service catering firm), Main Street Properties & Development (custom homebuilder), DPR Associates (landscape design firm), Haerfest Coffee Roasters and Backdrop Coffee House. Station West is expected to make other major tenant announcements this spring, along with beginning tenant upfits.
