Heritage Properties, Inc., developer of downtown Raleigh’s One Glenwood project, announced today that SEPI Engineering & Construction, a fully-integrated engineering and design firm, has leased 26,000 square feet of office space in the building, which is expected to deliver early 2019.

William Allen and Alex Dunn of Trinity Partners represented Heritage Properties, owner and developer of One Glenwood. Bo Hargrove and Street Jones of Rich Commercial Realty negotiated the lease on behalf of SEPI.
SEPI provides a wide range of engineering, planning, environmental, and construction management services. SEPI’s commitment to innovation, sustainability and a creative culture supports the type of tenant mix One Glenwood is aiming to attract, as the building’s design, location, and purpose offer a refreshing change from traditional office space.

“SEPI Engineering & Construction is on a trajectory of growth just like the Triangle,” Sepideh Saidi, President and CEO of SEPI Engineering & Construction, said. “One Glenwood, rising out of the ground in downtown Raleigh, is perfect timing for us to relocate. Knowing that One Glenwood will be designed with distinctive architecture, progressive design elements, advanced technology, and green initiatives will be a welcome environment for staff and clients to enjoy. This new development will enable us to continue to grow, service and retain our employees and clients in a beautiful, Class-A space. Working with Heritage Properties, Trinity Partners, and Rich Commercial Realty was a wonderful experience. Their commitment to excellence mirrors our commitment to our staff and clients.”

SEPI will occupy the entire sixth floor of One Glenwood. This is the building’s second commitment, taking the total leased space to more than 100,000 SF. WeWork, a shared office space provider, recently announced its 81,032 SF lease at One Glenwood.

The $86-million, 10-story, Class-A office building totals 227,500 square feet, including 15,000 square feet of street-level retail space. The office space levels feature open, efficient floorplates, and glass curtain walls that allow for abundant natural light and views from every floor. Along with One Glenwood, Heritage Properties, Inc., is finalizing a partnership to develop a 126-key hotel. The project is slated to open at the same time as One Glenwood and is expected to be the first of its kind in downtown Raleigh. The hotel’s architecture will complement One Glenwood’s overall design and feel of the Glenwood South and Warehouse District.

The One Glenwood team consists of Trinity Partners as the office leasing agent, JDavis Architects as the architect, and McAdams Engineering as the civil engineer. Whiting Turner Construction Company serves as the general contractor, CBRE handles retail leasing, and financing is provided by Citizens Bank and M&T Bank.
