345,000 SF 15 Story Tower, Represented by Trinity Partners, to be built next to the Westin Hotel.

May 17, 2013, Charlotte, NC — Global real estate development firm Portman Holdings is moving forward with plans for its second phase of development for the Westin Hotel site: a 15 story office tower to be marketed and leased in partnership with Charlotte-based Trinity Partners. The firm has been active in the Charlotte market since the development of the Westin which opened in 2003. The site, engineered and built with phase two’s office tower in mind, is ready for immediate vertical construction.

The Class-A office tower will feature the following:

  • Approximately 23,000 SF efficient floor plates
  • Built over existing Westin parking deck, with office lobby access from the Westin motor lobby and College St
  • Unsurpassed visibility, signage and branding opportunities to both the gateway to downtown and I-277
  • Superior access with multiple entry/exit points
  • Shared services and amenities of the Westin Hotel
  • Located on first LYNX light rail stop in CBD
  • Above market covered parking ratio of 2:1,000

“Having been the original architect, developer and owner of the Westin which opened in April 2003, Portman has always been committed to the continued success of Uptown Charlotte,” said Travis Garland with Portman. “This site was originally master-planned for a Phase II Office tower (including a 1,600 space parking garage) and engineered with the structural support in place to begin vertical construction. Combined with the number of unmatched benefits this site provides potential tenants, our project is more than shovel-ready, and has the capability to accommodate the timeline needed for a large corporate relocation.”

Peter Conway, Partner at Trinity Partners, notes that the timing is perfect for a project like this, given Charlotte’s high-profile visibility among national and international companies and the growth of existing firms. “There is a need in the market for a unique project like this that will attract corporate relocations to the CBD, in addition to accommodating the growth of existing major tenants,” Conway said. “Very few buildings can offer the combination of premier office space, convenience, and branding opportunities that this office tower can.” Conway will work with Trinity’s John Ball, Senior Leasing Agent, and Travis Garland to market and lease the building.
