Downtown Charlotte's Ally Center Now 96% Occupied

Trinity Partners is pleased to announce Ally Center’s strong occupancy and leasing success. The Class A building in Charlotte’s burgeoning Third Ward is now 96% leased thanks to new tenants, renewals, and expansions.

Ally Center, located at 440 South Church Street in downtown Charlotte, is a 365,000 SF LEED Gold Certified (Core + Shell) building that opened in December 2009.

Developed by Trinity Capital Advisors, the building is owned by a joint venture between Trinity Capital Advisors and Principal Real Estate Investors. Tenants include Ally Financial, HDR Engineering, JELD-WEN Windows and Doors, Driven Brands, Trinity Partners, and Trinity Capital Advisors.

Trinity Partners’ Leah Bailey, SIOR, and John Ball lease the building on behalf of the landlord. Bailey has worked with the building since it first opened in December 2009. “Ally Center helped pioneer Third Ward’s changing landscape, and now we’re a new center city with all of the energy that surrounds our block,” said Bailey. “It’s truly a professional highlight to have helped it grow into such a successful part of downtown Charlotte.”

In 2012, after working with tenants who needed Class A space with a tighter upfit turnaround, Ally Center’s leasing team pioneered the concept of Pre-Built office suites to Charlotte’s office market. The successful Pre-Built program leased over 70,000 SF in just 18 months.

“Tenants were able to see the quality of the Pre-Builts’ high-end finishes and building amenities as our location continued to grow into one of downtown’s hottest spots,” said Ball.

“We chose Third Ward because we could see that downtown’s energy was shifting, and we wanted to be a part of it. Now, Third Ward is a new center of gravity for downtown, and it’s a true live-work-play destination,” said Gary Chesson, Partner at Trinity Capital Advisors and Trinity Partners. Chesson added that the cultural campus (Bechtler Museum, Knight Theater, Mint Museum, and Harvey Gantt Center), Romare Bearden Park, BB&T Stadium, Ally Center, and luxury apartment developments have matured as amenities, creating an 18 hour hub of activity in Third Ward and downtown Charlotte.
