Downtown Charlotte’s most historic office building is getting a fresh retail tenant: Chopt Creative Salad Co. The fast-causal salad chain has leased 3,048 SF of retail space in the Johnston Building (212 South Tryon St.), making it the restaurant chain’s first location in the CBD submarket, and its fourth location in the Charlotte area.

Johnston Building’s retail leasing broker, Adam Williams with Legacy Real Estate Advisors, represented the building owner, The Dilweg Companies, in this transaction. Roy Crain with Atlantic Retail Properties represented Chopt.

“If the ownership group could have picked any fast-casual concept for the new front door of the building, its first choice would have been Chopt,” Williams said. “The brand embodies the spirit of what the Johnston Building is, and we are excited to redevelop the ground floor of this historic building into something new and fresh for the building tenants and downtown residents.”
Construction on Chopt’s space is expected to begin soon.

“We are thrilled that Chopt selected the Johnston Building for its downtown Charlotte location,” Anthony Dilweg, CEO of The Dilweg Companies, said. “We see a lot of synergies between the two companies. Dilweg and Chopt are both passionate about their communities and believe in creating sustainable platforms for their businesses.

Chopt joins notable Johnston Building tenants including Montreat College, Rudisill, White, & Kaplan, Odell Architecture, and NTT Data. Trinity Partners’ office leasing brokers Maddy Howey and Chase Merkel lease the 172,000 SF building on behalf of Dilweg. The 17-story building is in the heart of the city and walkable to downtown amenities including Blumenthal Performing Arts Center, Belk Theater, Spectrum Center, LYNX Light Rail, and Romare Bearden Park. Built in 1924, the Charlotte-Mecklenburg Historic Landmarks Commission has designated Johnston Building a Charlotte Historical Landmark. The building is known for its stunning lobby and massive, carved marble staircase and is located within a block of the buzzing Trade and Tryon intersection. Tenants can take advantage of “The Hub,” the Johnston Building’s on-site modern meeting and collaboration space.

“There’s nothing like the Johnston Building in downtown Charlotte,” noted Howey. “It’s irreplaceable and offers a unique charm and history you can’t find anywhere else. It’s a part of the fabric of the city, and businesses of all sizes take advantage of the character and unbeatable location to make their mark in the heart of downtown.”

An additional 2,200 SF of retail space is available on Tryon Street, directly across from Chopt. The building currently offers office space ranging from 302 SF to a max contiguous 39,296 SF, including rare, multiple full-floor opportunities.

“Our new retail is just the start. We’re updating our lobby to enhance the building’s historic details and charm, in addition to improving common areas throughout,” Howey added. “Our large blocks of space allow medium to larger sized companies the opportunity to build unique, creative space and make their mark in a one-of-a-kind building.”
