400 South Tryon Completes $2 Million Lobby Renovations, Begins Pre-Built Office Suite Construction

Downtown Charlotte’s 400 South Tryon has completed an office lobby renovation project, updating the iconic building’s main lobby and ground floor corridor, extending through the rear retail corridor to the Church Street building entrance.

The updated lobby features new gathering spaces with modern furniture groupings, white polished stone, porcelain, and zebrawood accents, complementing the existing structure and barrel-vaulted ceilings. Lighting updates include large-scale pendants, backlit wall panels, and updated LED lighting. Featured art includes woodblock prints and painted metal and wood wall sculptures.

Lobby and interior renovations are a part of continued building improvements made by ownership, a joint venture between Trinity Capital Advisors and DRA Advisors, LLC. System updates include replacement of the building’s cooling towers, chillers, pumps, and controls, improving 400 South Tryon’s cooling and energy efficiency. Significant upgrades to the building’s parking deck, plumbing infrastructure, and security and fire alarm systems have also taken place.

The 4,000 SF fitness center, featuring state-of-the-art equipment, locker rooms, and showers, opened last fall. Upgrades will continue through the summer, including additional elevator renovations and Church Street entrance updates.

“Our next project will be a full renovation of the passenger elevator interiors,” said Gary Chesson, Partner at Trinity Capital. “That will commence this spring, and will be completed by early summer,” Chesson added.

Additionally, ownership is renovating the eighth floor with modern pre-built suites available for immediate occupancy this summer. Finishes include full-length glass along office walls, updated elevator lobby, and specialty lighting and ceiling fixtures in the reception and conference rooms. “400 South Tryon presented the ideal opportunity for our pre-built suite program,” noted Jennifer Kurz, Senior Leasing Agent at Trinity Partners. “As smaller to medium-sized tenants look for space downtown, we not only provide value, but tenants can move in immediately and efficiently.”

Currently 92% occupied, the building’s major tenant is Duke Energy. The eighth and ninth floors are vacant, totaling 37,656 square feet of office space. 400 South Tryon is located in the heart of downtown’s Charlotte’s burgeoning Third Ward, steps away from Bank of America Stadium, BB&T Ballpark, Romare Bearden park, restaurants, and retail. The building is currently marketing a total of 7,974 square feet of available retail space, including the prime location at the corner of Church Street and Martin Luther King Boulevard facing Romare Bearden Park.
